How We Retired Early With $540K At 40 In Colorado

I started getting
diagnosed with some fairly serious medical
ailments. I just began to realize
that I had been working for a retirement that I
may never enjoy. We just knew we wanted
the freedom to make our own choices with our
time. And that's where
financial independence came in. Then it turned
into how fast can we do this? Let's get it done
as fast as we can. We started to accumulate
real estate in the vein of let's have an
additional source of income besides my job. We accumulated 19 units
over the span of just from 2016 to 2019. I'm Debbie and I'm Chris. We are 43 and live in
Colorado and retired by the age of 40. I never wanted to be a
millionaire. That was never a goal,
even, you know, now in my forties, I just wanted
to have enough money to be able to pay my bills. When I was 21, 22,
somewhere in there, I remember reading The
Millionaire Next Door. It was eye opening to me
because the stories they highlighted in that book
were very similar to what we do. Once it became in
that realm of reality that I could maybe be a
millionaire, then I did become fascinated with
the idea of being a millionaire in both
healthy and unhealthy ways.

Once Debbie left her
job, we're now completely dependent on my job. Honestly, like, I'm sure
there was more than this, but I tell the story
that basically I just stopped going to Subway. Obviously, that's not
the whole case, but that's all it really
felt like. Once we started tracking
our spending a little bit better with budgeting, I
was the guy that was always trying to turn
the knob down on our spending. Chris used to think it
was fun to like try to spend $100 a month on
groceries and just eat what came out of the
pantry.

So we both kind of had
this thought, what if you want to leave your job
someday? That thought easily
turned into how can we use our money to buy us
more time? I was mainly hearing a
lot of stories about rental real estate. Some people were were
building mega empires with rental real estate.
I wasn't looking to do that. I just wanted to
have additional income. And in the in the
process of going from we don't know anything
about being landlords and real estate owners to
let's buy our first property, I scoured the
Internet and spent a lot of time listening to
podcasts, watching YouTube videos, reading
blogs and forums.

And we got this like
eight and a half by eleven vision board type
of thing. So it was just something
that we could write on with chalk that we had
in our kitchen that would remind us of our goals. And, and as I was
writing those goals down, I believe we had like by
the end of 2016, we were going to have two
properties and by the end of 2017 we were going to
have four properties. We were getting
properties that other people didn't want. There was something that
was a bit of an ugly duckling about them. For me, a very difficult
part of this was a lot of elbow grease, fixing up
the ugly things, working on the houses, getting
smoke, smells out, painting everything,
tearing a bunch of flooring out. I'm
spending full days over there. Chris is getting
off work. He's spending nights and
weekends over at these rental properties to get
them ready for tenants and make them nice
places to live.

And as we were doing
that, I'm still saving 50 to 60% of our income
through my paycheck. All the extra money we
weren't spending out of your paycheck was going
toward buying more rental homes. All of the cash
flow we were getting from rentals was going toward
buying more rental homes. We accumulated 19 units
over the span of just from 2016 to 2019.

So it was a pretty
pretty fast and furious four years. We actually ended up
reaching fire at least three years earlier than
we had projected. So gross income from our
rental properties can vary based on vacancy,
capital expenditure, rehab, repairs, those
kinds of things. But it is between 8 to
10000 per month and our net income from our
rental properties is between 4 to 6000 a
month. So the money we live off
of comes purely from our real estate investments. We do have mortgages on
all of our rental properties that we
consider business debt. Our tenants pay those
mortgages for us essentially, and rents
continue to rise as they do so as the mortgage
goes down. Right now, our
investments look like we have about $350,000 in a
combination of traditional IRAs and
Roth IRAs and a brokerage account, $35,000 set
aside in a 529 account for our girls and
another $20,000 in bonds.

The insurance that she
sells for one month a year provides that extra
cushion of safety or comfort, as well as some
other discretionary spending. Our budget now
in FIRE, it looks very similar to what it was
pre FIRE in that none of our categories really
went any different direction except for
travel. We usually have about
$10,000 in our travel budget over the course
of any time, and it's more than we spend. Instead of having a job
where I would work 48 weeks a year and have
four weeks off, I would say now that I work
probably four weeks a year and have 48 weeks
off.

And we found in our lives
that meaning and purpose are important to our
emotional and physical health. And part of that
is around work. We are really enjoying
having this freedom of time to make
connections, to travel and explore. Our
daughters are getting older whether we like it
or not. They'll be graduating
and I'm excited to be a part of of their lives
as they move forward into their next chapters and
have the abundance of time to be able to be in
their lives as much as they will allow us or as
much as as feels comfortable.

I think when we were
searching for financial independence, what we
wanted was freedom and independence from having
to go to a place and do with things someone else
told us to do. And we still want that
and we value that. But I think what we
found through it is a much deeper, fuller,
richer life..

Your Finance. Today I have Ravi Handa with me. Welcome to the show Ravi. Glad to be here. How's early retirement treating you? It has its good parts obviously. What are the good parts? You can spend time on things which you were
not able to do earlier. And what are some of the bad parts of retiring
early? You lose a lot of value and a lot of validation
that you used to get from a job. You have described your retired life in 2023.

Let's take it back to like 15-16 years back. So, what did you study? I have done engineering in computer science. And what was your first job? Where did you start working? I started working in the education sector
itself. I joined IMS Calcutta which is a CAT coaching
company. Okay. And what was your first paycheck? 25,000 odd rupees. When you retired in 2022, what were you doing
back then? Actually, before that, I used to run a business
from 2012 to 2021. Which was in the education sector. My company was acquired by Unacademy. So, the last 1-1.5 years of my working career, I was with Unacademy as director content sales. So, how many years did you work? I worked from 2006 to 2010. Then I took a year break. 2011 is when I got married. 2011 is when I joined this IT company called
Mindtical.

What was the trigger to start your own thing? When I was working for IMS, at that point of time itself, I started making educational videos on YouTube
around 2008. Gradually, they became popular. Not very popular. And this was CAT coaching for MBA? CAT coaching. First, I started with math. Then I went to GK through math. Then to LRDI, then to English.

I kept on expanding. And how was the business? How did it work? Business was profitable from day one. Because there was no expense. Yes. In today's date, the cost of videos or ads
in EdTech has gone astronomically. In 2012, it was extremely simple. Because I don't think anyone was doing it. Or even if anyone was doing it, they were not such a big player that you cannot
really compete.

On an average, what was the kind of profits
or salary that you guys were drawing? We had good years when we did revenues of
3 crores as well. We had bad years when we did revenues of 25
lakhs as well. There was massive fluctuation. In 2021, your company got acquired. Correct. It got acquired and then there was that vesting
period wherein you had to work. Correct. And after that, you got an exit. Correct. So, were you actively looking for an exit? Yes. Again, I am telling you the same. So, during the COVID period of 2020, my wife was pregnant at that point of time, So, my wife and I used to sit and chat about
what to do with life. And this is what emerged that we have to sell the business at whatever valuation possible, whatever sort
of deal you get. Because getting out of business is the priority. After selling the company, there will be a
vesting period wherein you were working with Unacademy.

Correct. What was your compensation then? Exact numbers I can't reveal because of the
NDA. But my salary was a little above 1 cr. And the ESOPs of the vesting, that was another additional 50 lakhs or a
little more than that. Wow! So, you have a lot of money in Edtech, I am
guessing. Yes. But I didn't get this for my skill or my talent. Okay. This I got primarily because they were acquiring
my company and this is a way for them to pay out the
money slowly rather than on day one. What is your background? Which college did you study in? IIT Kharagpur.

Did that also help in your, you know, starting your entrepreneurial journey? Absolutely. I am telling you, there are a few things which have helped me a lot in life. To take risks, to experiment. One, my parents were always independent. I have never had to give a single rupee to
my parents. The second thing which has really helped me
is my wife was very well educated and in a very good
job which allowed me to take a lot of risks. The third is that I went to a good college and through that college, you build a network. I have friends in senior positions in multiple
places. This is it. You are the sum of your privilege, your background and the people that you have interacted with over your life.

Okay, so now we will talk about your expenses. Do you live in a rented apartment or is it
an owned? It's an owned flat. I shifted to Jaipur in 2015 to be closer to
my parents and at that point of time, I purchased the
flat that I still live in today. Did you take it on loan or did you pay in
cash? No, it was entirely in cash because at that
point of time, I had been doing business for 2-3 years.

The second thing is your travel. So, do you have a car or do you travel in
cabs? I have a car but I don't really like to drive
that much. So, how much fuel do you spend on a monthly
basis? I have no idea. So, you don't track expenses in general? That way, no. So, The way I track expenses is at the beginning
of the financial year, I check how much money was in the bank account. Throughout the year, I just find out how much
money went out of your bank account. So, that's how I determine how much I spent
this year. So, on an annual basis, how much did you spend
in the last 3 years? Around 2 lakh rupees goes into maintenance. Society, maintenance plus the other property
that I own.

5-7 lakh rupees is the vacation. Another 2-3 lakhs would be eating out, drinking,
parties. Parties, not the pub parties. Parents' 50th anniversary, the first birthday
of the child. So, all these parties add up. 3 lakhs or a little more than that would go
towards the house help staff. These are the big hits. Now, it is time for the main thing, which is talking about your financial independence
and retirement plans. The first and main thing is figuring out your
FIRE number. How much money would I need to not work and can retire comfortably.

So, in which year did you seriously start
thinking about FIRE? Which year? Covid, 2020. 2020 is when I actually sat down and did the
numbers. Where I have this much money, I will put this
money here and there. So, it took me around 3 months, maybe 6 months to figure out how much money I exactly need,
how do I need to invest it. And then it took me a couple of years, 3 years
to execute that. So, if your annual expense is 25 lakhs, if you take a multiple of 30, it is 7.5 cr. Right? So, what are some of the milestones that you
took into account? There are two major chunks that I have kept. One of them is nearly everyone likes and accepts
that you have to save money for your child's higher
education. So, I have earmarked 50 lakh rupees for that. Wow! I will give it to him at 18 or whatever appropriate
age. 7.5 Cr plus 50L. For this? Yes. 8 cr. Another 50L is what I wanted to keep as a
sort of play money for experiments that I would want to do.

Angel investing is one of them. Crypto investments is one of them. I am doing a podcast right now, so it has
its own expenses. Yeah. You should check out his YouTube channel,
okay? Every month, two videos come up specifically
talking about how to achieve FIRE. Okay? There is a link in the description. Definitely subscribe. That is 50 lakhs, your play money. How is that going by the way? Angel investments and other investments? I have lost a lot of money in angel investments. I have lost a little bit of money in crypto
as well. But the biggest problem in angel investments
is that it is extremely illiquid. There is no honesty. So, I had put 3 lakh rupees in a company in
2019. In 2021, it became 45 lakh rupees. Ravi Handa is happy that it is done. Did you get an exit? Exit? The company closed in 2023. It became zero. Oh shit. So, that is the problem with angel investment. That's why you have allocated an amount which you yourself have called play money.

Correct. Any other milestones that you have covered? No, these two. 8.5 cr was your FIRE number. You said that you started investing a huge
amount since 2015. You started investing or saving more. From 2006 to 2015, did you manage to save any portion of your
salary? Yes, we were always saving more than 50-60%. We used to save this much. So, it was business, revenue was high, that's
why you didn't save. It was something which was there. Your expenses were always lower than what
you were earning. So, have you accumulated the 8.5 cr ? A little bit more than that. Very nice. How much percentage of that, if you are comfortable
sharing, how much percentage has come from selling
your company and how much percentage of the proportion
has come from your savings? I would say that selling the company probably
gave me 20-25%. Which basically means that this was not a
result of a certain event. No, no. So, this was because my business was successful. The second factor was that my expenses were
very low. The third factor was that I always had substantial
investment in equity. The fourth factor is where I would say the
selling of the company comes in.

The main money that was made was made by business. And let's say if you were doing your software
job, you would have been in the top positions, In that case, do you think this much wealth
accumulation would have been possible? If I was in India, then no. If I had gone abroad, then I would have been
way ahead of this. Is that one of those things that you would,
you know, you look back and want to change? I regret it every week.

If I had been a good student, if I had studied
in college, then I wouldn't have been in the coaching
line. I would have moved to the US or Canada or
Europe or somewhere after college. I can't believe that you are saying that you are not content with what you have achieved
financially. I am absolutely content with what I have achieved. Because I have bounced back from the mistakes
of not studying in college. Yeah. The 8.5 cr that you have accumulated, that too, what are the percentages where you
have invested? My current net worth would be somewhere between
12-13 cr.

Out of this, 1-1.5 crore rupees, which is
my 4-5 years of expenses, I keep it in absolutely liquid low risk investments. So, this is my cash bucket. In the medium term bucket, I have taken a
balance advantage fund. I have long term bonds, gilt funds, which is another 4-5 years of expenses. So, a mix of equity and debt. Third bucket, which is my long term bucket, another, I believe, 6-7 crores would be in
that and then there is a piece of land that I own
which is around 2 cr. Tell me one thing, how to go about it? Primarily if you are young you need to save,
develop as a habit sort of a thing but your focus should be on making money.

Where will you earn money from? Either you will grow in a job or you will
join risky jobs like startups to get ESOPs or you leave the country, you go abroad you
earn a lot more there, you save a lot more there and you come
back and you know you can be in a very good situation or what you do is you get a higher
degree. Suppose you have done engineering, MBA, Masters
in Engineering, there are plenty of avenues. Your main focus should be on making more and
more and more money. Because after one point your expenses can't
get less. So if you want to increase the alpha, the
difference in income and expenses that will only happen if you are constantly focusing on increasing
the top line. Let's say I have decided that I want to retire
early. What was the framework? What were some of the thought processes? One according to me even hoping for planning
for early retirement is sort of accepting a failure that you couldn't make your career
in your life better that's why you are going towards retirement.

Yes financial independence is important, early
retirement is not. If you are in a job that you like, that you
enjoy or I will say if you are in a job or in a career that you don't hate, do not think
about early retirement. Early retirement became important for me because
I wasn't liking what I was doing. So this is our quick finance round.

You have to answer the questions as soon as
possible. If you had an unlimited budget, what would
you gift your wife? Vacation, luxury vacation. If money was out of consideration which in
your case holds true, what would you do for a living? I don't know I will keep experimenting with
it which is what I am doing right now. And the last question is for people who want
to achieve financial independence and you know are seeking early retirement, what are
2-3 nuggets of advice that you would share with them? For financial independence, increasing your
income as much as possible that should be your priority. The second priority should be that bulk of
your savings should go into equity. If you are chasing early retirement, I think
that is a bad chase to have.

That should be, that is like surgery, that
should be the last option. Try changing your job, try changing the city
you work in, try changing the country you work in, try changing your careers. If there is no avenue, that is when you think
about early retirement. Alright, that brings us to the end of the

How To Build Wealth In 5 Steps – The CLIMB To Wealth

What's up everybody, I'm Jaspreet Singh,
and welcome to the Minority Mindset. If you had to climb a mountain,
how would you do it? You'd probably come up with a plan and then start climbing,
one step at a time. Well building wealth is just like
climbing a mountain. If you want to become wealthy, you have to come up with
a plan, and then you have to climb to wealth, one step at a time.
And, in this case, you are going to be climbing to wealth in five steps:
C-L-I-M-B but, before we get into what each of these five steps are, make sure you

released. Step number one: 'C', create your financial
base. Okay, we talk about real estate investing a lot on this channel, so if
you wanted to build a house, what would you do first? Design it? Okay yeah, but what's
after that? Get the money to build the house? After that? I don't know, just tell
me what it is.

You have to lay a foundation; the bigger you want your
house to be, the stronger your foundation needs to be. So, if you want to build a
big house, you need to lay a strong foundation first, otherwise the house is just
going to fall over like a house of cards. OOH! My house is falling! When it comes to
your wealth, you need to create your financial base first, and you can do that
by doing three things: First, save $2,000, second, pay off your high interest debts,
and third, put aside $500 to start investing. You need to do these three
things as fast as possible. You need to create your financial base in this order
because, if you start paying off your credit card debt first, and then your car
breaks down, well now you're going to have to go back into credit card debt to fix
your car, because you didn't save any money yet.

It's like taking one step
forward and then two steps back– ooh–wards.
Once you create your financial base, now it's time for step two: 'L', lead your
money. Here's how the majority of people's financial plans look: you make money, and
then, you spend money, and then, you wonder where all your money went. No
more doing that. Instead of letting your money rule you, you need to be in charge
of your money, by telling your money where to go. Okay money, it's time for
you to go to the gym. The simplest thing you can do is follow my 75-15-10, or
50-30-20 plan. My 75-15-10 plan is for people that have people relying on them
financially, and my 50-30-20 plan is for young people, who don't have a lot of
financial responsibilities. The way it works is, every dollar you make, is going to
be divided up into three different parts: seventy-five cents or fifty cents of
every dollar you make is going to be what you can spend, maximum, fifteen cents or
thirty cents of every dollar you make is the minimum you're going to be investing,
and ten cents or twenty cents of every dollar you make is going to be the minimum
you're saving.

Again, you're either going to follow 75-15-10 or 50-30-20. You can
think of this plan, kind of like creating a three-headed funnel, where every dollar you
make, is going to flow through this, and your money's going to be divided up into,
either your spending money, your investing money, and your savings money.
So, every time you make a dollar, it's going to have to flow through this funnel.
Now that you know how to lead your money, it's time for step three: 'I', interest-free
living. PSST! Let me let you in on a little secret, saving is losing. Every single day,
the Federal Reserve or the Fed is printing more money, more money, more
money, which is diluting the value of our money, which makes the value of our
dollars, and our savings, go down.

That's why, when you save your money, you're
slowly becoming poorer, and you don't even see it happen. This is what inflation is.
So—uh—then, why are you telling me to save my money Jaspreet? Well, unlike
what the majority of people have told you, your savings are not there to make
you wealthy. That's what your investments are for. Your savings are kind of like a
shield, it's there to protect you, from going into debt, when an emergency
happens. Investors, this—is—financial— EDUCATION! And that's why you want to be
saving your money strategically.

If you are saving your money, just to save it,
you are saving your money wrong. Sorry, after you save six months worth of
expenses, stop saving, that's it, you're done saving. Now, what I want you to do is,
I want you to take this money that you were saving, and move it here, to your
investments, this way now, you have more money, going into your funnel, and so, you
can build your wealth quicker.

If you still have leftover debt, like a student
loan or mortgages, now, it is up to you to decide, if you're going to use your
investing money, to pay down your debt or to invest the traditional way. There
really isn't just one right answer for this, it depends on you. If you want to
live large, and drive fancy cars, and go on fancy vacations, then you're going to
need to make more money, which means you have to take more calculated risk, which
means you have to invest more money. But, if you just want to live financially
stress-free, then use your money to pay down your debt, this way you don't have
to worry about your expenses.

baby! We're moving! Now it's time for step four: 'M', multiply your income. The issue
that I have with most financial plans, is that they only focus on one thing:
spending less. Knowing how to live below your means is very, very important, but
that's just one side of the financial coin. If you really want to fuel your climb
to wealth, then you're going to have to earn more money. Let me come back to this
three-headed-funnel for just a minute. If you make—$100, that means that you get to
spend—$75, you get to invest—$15, and you get to save—$10. Not bad. You get to
go to a nice dinner, you can invest in one of those online apps, and you have a
little bit of savings. But, if you earn more money, and now, instead of making a
hundred dollars, you make—$100,000, now things are a little bit different. You
don't get to spend just 75, you get to spend—75,000, you get to
invest—15,000, and you get to save—10,000.

Now, you can drive a better car, you can
go on nicer vacations, you have more investment options, and you're building your
savings much, much quicker. But Jaspreet, how can I go from a hundred to a
hundred thousand? The great thing about being alive today, is that, it is more
accessible than ever, to earn more money, because of the Internet.
I mean, I'm here on YouTube making one penny, every time somebody watches this
video. Thank you for your penny. Now, you don't have to be on YouTube, you don't

Now, finally at the top of the climb to
wealth mountain, is step 5: 'B', be great. As you are on your climb-to-wealth
journey, there are two things you need to do, to be great. First you need to be
great for your family, by protecting your ass—ets. When people realize that you have
money, they're going to try to take their hand, put it in your pocket, and take some
of it for themselves. Create a will, use insurance, get legal entities, and hire an
attorney, this way you can protect your ass—ets. And second: be great for your
community. It costs money to eat, and it costs money to feed other people. The more
you have the more you can do. If you have $100, you can feed 20 hungry people, but
if you have a million dollars, now, you can go out, and feed 200 thousand hungry
people. I'm not telling you to go out, and become a monk, and give up every one of
your possessions, I'm saying, if we all do just a little bit and do our part, we can
make the world a much better place.

I Turned This Cash-Only Savings Hack Into An $850K Business

I just remember, like,
wondering how I was going to make it through the
next month. Like had a degree, no
job, student loan debt hanging over my head,
credit card debt hanging over my head. And
January 1st came and I was like, I will never
be in this position again. And that's when I
started researching ways to budget and I found
cash budgeting. I started budgeting at
the beginning of the year and started throwing it
on social media to keep myself accountable. I started the business
after my tiktoks went viral. I was like, okay,
well, people are actually interested in this
because finances come off really boring to me and
for some reason people were engaging.

Our
internet will be receiving $20. My name is Jasmine
Taylor. I'm 31 from Amarillo, Texas, and my
business brought in over $800,000 last year. You implement cash
stuffing with it by budgeting the money
literally and physically with the cash. So that
means you start to budget with whatever your
paycheck number is and you give every dollar a
place down to zero. The first product we
sold was just a simple budget binder so you
could buy a binder, pick your cover, add your
name, and then choose six categories. And then we
moved on to adding in different savings
challenges. This one's pretty cute with the
piggies and the wallets, and I also like fries
before guys, we are out of stock a lot and out
of stock on our website doesn't mean that we're
out of stock in our warehouse. We stock enough items
that we can pack and ship out that same week. People are literally
waiting on the site at midnight on Saturday
night like waiting for the restock. Last week,
our $1,500 savings challenge sold out in
like six minutes.

I honestly didn't have
any expectations. I just went into it
hoping that I would make my money back. But I had
no idea. Even to this day,
sometimes I wake up and I'm like, What is
happening? I believe that my mindset changed in
December of 2020. I had just got through
Christmas and my sister died probably four years
previous, so I've been full time taking care of
my niece that works with me now. I was working at
the freestanding emergency room and then
I lost that job actually over the holidays. When you finally get
access to money, at least in my circumstance,
everything I wanted, I wanted to buy it. I have
bipolar disorder. So at the beginning of
my journey, I understood that a lot of my impulse
spending was tied to that.

I started tracking my
expenses and being really diligent about budgeting
and cash stuffing. I was not only able to
change my finances, but I was able to change my
mindset and my relationship with money. I have a bill checking
account. Right? So in that
checking account, there's already next month's
bills. So when you see me cash
stuffing on camera, that's for the next
month. So the first day of the
month, I go and deposit everything I've cashed
up into the bill account. And as the month goes
on, everything is direct deposited. The first
time I had been able to save $1,000, like I'd
never been able to hold on to $1,000. It really empowered me
more than anything else was. Okay, well, you did
that. What else can we do? It went crazy viral. And I was like, well,
I'll be back tomorrow with another one. I knew the stimulus
check was coming and I literally just went for
it. And so I went and bought
me a cricut and I bought the supplies for the
cricut, the mats and stuff like that.

And I
put the rest into inventory, into
purchasing my Shopify plan for the next couple
of months, some shipping supplies and that's it. It was pretty much gone. So in February of 2022,
I realized we needed help. We were working
like 18, 19 hour days trying to get custom
orders out, and we were burnt out. And it got to
the point where I couldn't hardly restock
the site because we couldn't keep up with
the orders. Right now I have three
contracted employees and they do crafting, so
they help me make envelopes. They help
make savings challenges as well as one of the
ladies comes here and she helps me pack orders
because we're now packing 700 – 800 orders a week
and it is pretty tedious. For example, our
customers can pick the cover that they want and
then they customize the envelopes inside to fit
their needs. So different people
choose different titles. You can pick the color,
the font on the envelopes. Monday
through Friday I pretty much come in admin,
catch up on anything that's happening that's
crazy that I need to fix.

We go to the back pack
orders, unbox inventory and we do that until 8
or 9 and then I come up here and if I'm going to
do lives or whatever, I do those if I need to
film YouTube content, I'll do that. Saturdays
and Sundays we all come in and we heavily pack
orders. A lot of the income that
I was making. I was very diligent
about throwing it towards debt. I invest some in
my future and the form of a 401K, pay my bills
with it, give myself spending money and put
some towards savings challenges.

So the same
stuff that I teach my audience I still use in
my daily life. We don't have an issue
bringing in customers. Our issue is honestly
that we can't fulfill more orders. We are shooting for $1
million at the end of 2023 and we are going to
get it. I'm believing that we're
going to get there. I've never had a problem
betting on myself.

Your Finance. Today I have Ravi Handa with me. Welcome to the show Ravi. Glad to be here. How's early retirement treating you? It has its good parts obviously. What are the good parts? You can spend time on things which you were
not able to do earlier. And what are some of the bad parts of retiring
early? You lose a lot of value and a lot of validation
that you used to get from a job.

You have described your retired life in 2023. Let's take it back to like 15-16 years back. So, what did you study? I have done engineering in computer science. And what was your first job? Where did you start working? I started working in the education sector
itself. I joined IMS Calcutta which is a CAT coaching
company. Okay. And what was your first paycheck? 25,000 odd rupees. When you retired in 2022, what were you doing
back then? Actually, before that, I used to run a business
from 2012 to 2021. Which was in the education sector. My company was acquired by Unacademy. So, the last 1-1.5 years of my working career, I was with Unacademy as director content sales. So, how many years did you work? I worked from 2006 to 2010. Then I took a year break. 2011 is when I got married. 2011 is when I joined this IT company called
Mindtical. What was the trigger to start your own thing? When I was working for IMS, at that point of time itself, I started making educational videos on YouTube
around 2008.

Gradually, they became popular. Not very popular. And this was CAT coaching for MBA? CAT coaching. First, I started with math. Then I went to GK through math. Then to LRDI, then to English. I kept on expanding. And how was the business? How did it work? Business was profitable from day one. Because there was no expense. Yes. In today's date, the cost of videos or ads
in EdTech has gone astronomically.

In 2012, it was extremely simple. Because I don't think anyone was doing it. Or even if anyone was doing it, they were not such a big player that you cannot
really compete. On an average, what was the kind of profits
or salary that you guys were drawing? We had good years when we did revenues of
3 crores as well. We had bad years when we did revenues of 25
lakhs as well. There was massive fluctuation. In 2021, your company got acquired. Correct. It got acquired and then there was that vesting
period wherein you had to work. Correct. And after that, you got an exit. Correct. So, were you actively looking for an exit? Yes. Again, I am telling you the same. So, during the COVID period of 2020, my wife was pregnant at that point of time, So, my wife and I used to sit and chat about
what to do with life. And this is what emerged that we have to sell the business at whatever valuation possible, whatever sort
of deal you get. Because getting out of business is the priority. After selling the company, there will be a
vesting period wherein you were working with Unacademy.

Correct. What was your compensation then? Exact numbers I can't reveal because of the
NDA. But my salary was a little above 1 cr. And the ESOPs of the vesting, that was another additional 50 lakhs or a
little more than that. Wow! So, you have a lot of money in Edtech, I am
guessing. Yes. But I didn't get this for my skill or my talent. Okay. This I got primarily because they were acquiring
my company and this is a way for them to pay out the
money slowly rather than on day one. What is your background? Which college did you study in? IIT Kharagpur. Did that also help in your, you know, starting your entrepreneurial journey? Absolutely. I am telling you, there are a few things which have helped me a lot in life. To take risks, to experiment. One, my parents were always independent. I have never had to give a single rupee to
my parents. The second thing which has really helped me
is my wife was very well educated and in a very good
job which allowed me to take a lot of risks.

The third is that I went to a good college and through that college, you build a network. I have friends in senior positions in multiple
places. This is it. You are the sum of your privilege, your background and the people that you have interacted with over your life. Okay, so now we will talk about your expenses. Do you live in a rented apartment or is it
an owned? It's an owned flat. I shifted to Jaipur in 2015 to be closer to
my parents and at that point of time, I purchased the
flat that I still live in today.

Did you take it on loan or did you pay in
cash? No, it was entirely in cash because at that
point of time, I had been doing business for 2-3 years. The second thing is your travel. So, do you have a car or do you travel in
cabs? I have a car but I don't really like to drive
that much. So, how much fuel do you spend on a monthly
basis? I have no idea. So, you don't track expenses in general? That way, no. So, The way I track expenses is at the beginning
of the financial year, I check how much money was in the bank account. Throughout the year, I just find out how much
money went out of your bank account. So, that's how I determine how much I spent
this year. So, on an annual basis, how much did you spend
in the last 3 years? Around 2 lakh rupees goes into maintenance. Society, maintenance plus the other property
that I own.

5-7 lakh rupees is the vacation. Another 2-3 lakhs would be eating out, drinking,
parties. Parties, not the pub parties. Parents' 50th anniversary, the first birthday
of the child. So, all these parties add up. 3 lakhs or a little more than that would go
towards the house help staff. These are the big hits. Now, it is time for the main thing, which is talking about your financial independence
and retirement plans. The first and main thing is figuring out your
FIRE number. How much money would I need to not work and can retire comfortably. So, in which year did you seriously start
thinking about FIRE? Which year? Covid, 2020. 2020 is when I actually sat down and did the
numbers.

Where I have this much money, I will put this
money here and there. So, it took me around 3 months, maybe 6 months to figure out how much money I exactly need,
how do I need to invest it. And then it took me a couple of years, 3 years
to execute that. So, if your annual expense is 25 lakhs, if you take a multiple of 30, it is 7.5 cr. Right? So, what are some of the milestones that you
took into account? There are two major chunks that I have kept.

One of them is nearly everyone likes and accepts
that you have to save money for your child's higher
education. So, I have earmarked 50 lakh rupees for that. Wow! I will give it to him at 18 or whatever appropriate
age. 7.5 Cr plus 50L. For this? Yes. 8 cr. Another 50L is what I wanted to keep as a
sort of play money for experiments that I would want to do. Angel investing is one of them. Crypto investments is one of them. I am doing a podcast right now, so it has
its own expenses. Yeah. You should check out his YouTube channel,
okay? Every month, two videos come up specifically
talking about how to achieve FIRE. Okay? There is a link in the description.

Definitely subscribe. That is 50 lakhs, your play money. How is that going by the way? Angel investments and other investments? I have lost a lot of money in angel investments. I have lost a little bit of money in crypto
as well. But the biggest problem in angel investments
is that it is extremely illiquid. There is no honesty. So, I had put 3 lakh rupees in a company in
2019. In 2021, it became 45 lakh rupees. Ravi Handa is happy that it is done. Did you get an exit? Exit? The company closed in 2023. It became zero. Oh shit. So, that is the problem with angel investment. That's why you have allocated an amount which you yourself have called play money. Correct. Any other milestones that you have covered? No, these two. 8.5 cr was your FIRE number. You said that you started investing a huge
amount since 2015. You started investing or saving more.

From 2006 to 2015, did you manage to save any portion of your
salary? Yes, we were always saving more than 50-60%. We used to save this much. So, it was business, revenue was high, that's
why you didn't save. It was something which was there. Your expenses were always lower than what
you were earning. So, have you accumulated the 8.5 cr ? A little bit more than that. Very nice. How much percentage of that, if you are comfortable
sharing, how much percentage has come from selling
your company and how much percentage of the proportion
has come from your savings? I would say that selling the company probably
gave me 20-25%. Which basically means that this was not a
result of a certain event. No, no. So, this was because my business was successful. The second factor was that my expenses were
very low. The third factor was that I always had substantial
investment in equity. The fourth factor is where I would say the
selling of the company comes in. The main money that was made was made by business. And let's say if you were doing your software
job, you would have been in the top positions, In that case, do you think this much wealth
accumulation would have been possible? If I was in India, then no.

If I had gone abroad, then I would have been
way ahead of this. Is that one of those things that you would,
you know, you look back and want to change? I regret it every week. If I had been a good student, if I had studied
in college, then I wouldn't have been in the coaching
line. I would have moved to the US or Canada or
Europe or somewhere after college. I can't believe that you are saying that you are not content with what you have achieved
financially. I am absolutely content with what I have achieved.

Because I have bounced back from the mistakes
of not studying in college. Yeah. The 8.5 cr that you have accumulated, that too, what are the percentages where you
have invested? My current net worth would be somewhere between
12-13 cr. Out of this, 1-1.5 crore rupees, which is
my 4-5 years of expenses, I keep it in absolutely liquid low risk investments. So, this is my cash bucket. In the medium term bucket, I have taken a
balance advantage fund. I have long term bonds, gilt funds, which is another 4-5 years of expenses. So, a mix of equity and debt. Third bucket, which is my long term bucket, another, I believe, 6-7 crores would be in
that and then there is a piece of land that I own
which is around 2 cr. Tell me one thing, how to go about it? Primarily if you are young you need to save,
develop as a habit sort of a thing but your focus should be on making money.

Where will you earn money from? Either you will grow in a job or you will
join risky jobs like startups to get ESOPs or you leave the country, you go abroad you
earn a lot more there, you save a lot more there and you come
back and you know you can be in a very good situation or what you do is you get a higher
degree. Suppose you have done engineering, MBA, Masters
in Engineering, there are plenty of avenues. Your main focus should be on making more and
more and more money. Because after one point your expenses can't
get less. So if you want to increase the alpha, the
difference in income and expenses that will only happen if you are constantly focusing on increasing
the top line. Let's say I have decided that I want to retire
early. What was the framework? What were some of the thought processes? One according to me even hoping for planning
for early retirement is sort of accepting a failure that you couldn't make your career
in your life better that's why you are going towards retirement.

Yes financial independence is important, early
retirement is not. If you are in a job that you like, that you
enjoy or I will say if you are in a job or in a career that you don't hate, do not think
about early retirement. Early retirement became important for me because
I wasn't liking what I was doing. So this is our quick finance round. You have to answer the questions as soon as
possible. If you had an unlimited budget, what would
you gift your wife? Vacation, luxury vacation. If money was out of consideration which in
your case holds true, what would you do for a living? I don't know I will keep experimenting with
it which is what I am doing right now.

And the last question is for people who want
to achieve financial independence and you know are seeking early retirement, what are
2-3 nuggets of advice that you would share with them? For financial independence, increasing your
income as much as possible that should be your priority. The second priority should be that bulk of
your savings should go into equity. If you are chasing early retirement, I think
that is a bad chase to have. That should be, that is like surgery, that
should be the last option. Try changing your job, try changing the city
you work in, try changing the country you work in, try changing your careers. If there is no avenue, that is when you think
about early retirement. Alright, that brings us to the end of the
